Cheapest listing in the tony enclave is more expensive the average one in Beacon Hill The Seaport District continues to outpace the rest of Boston in terms of housing prices. A new analysis of market-rate listings from real estate research site NeighborhoodX pegs the average Seaport District asking price at $2,160 a square foot as of September.

The analysis defined the district’s boundaries as north of Seaport Boulevard and east of the South Boston Bypass. It also excluded Fort Point. Here’s a breakdown: “To put these prices in context, the most affordable property in the Seaport on a per-square-foot basis is $1,255 a square foot, which is more expensive than the average property in Beacon Hill ($1,217 a square foot),” NeighborhoodX research director Constantine Valhouli said over email.
